Our current landlord told us something really important - if your landlord takes any money out of your security deposit they must provide you with proof that they spent that exact amount of money to fix/repair/replace anything that is beyond reasonable wear and tear, (regular wear and tear cannot be deducted - they must set aside rent money to cover that sort of thing).

A good landlord knows that they are usually on the loosing end when it comes to court battles. Those who are inexperienced or just stupid don't realize this but if you've got a good landlord they will know that avoiding court cases is best for business - they are more likely to deal with a small loss negotiating with you out of court and giving in to nearly all your demands because most judges side with the renter (as long as they are being reasonable).
I am not telling everyone this so you can destroy things and then litigate against legit landlords - that screws the rest of us just as much as the land lord. I am writing this so that you can be informed and in order for you to not be charged for things like carpets that were there and worn out when you moved in or be charged $150 for a replacement shower-head when the landlord only paid $5 for the replacement.
This info came from a guy who is very good but learned the hard way that you must prove what you spent when he was taken to court early in his land lording career. His name is Georgio but I can't remember his last name. He rents places in Bloomfield and as soon as I ask my wife his name I will put a glowing review up about him - he is great and the fact that he told us the above shows that.
